    just saw this on Elle's new site, Spain Buddy. Are any of you owners aware of the impending regulations regarding the energy rating certificate? I'm in the same game over here and found that only those who want to sell or rent their houses/apartments actually went ahead and got their certs.

    Had ours done and what a load of bollocks.
    The guy that came round has a government tickbox shite form to do.
    He ticks if you have things but if he can't see them you don' get a tick.
    He then sends it off and they access your energy rating and usage, plus it s a lot of ways you can pay to reduce it.
    Ours came back as bloody awful and our usage was £7800 per annum, what a load of bolox.
    We do not have central heating and only have two heaters(Gas) in the house.
    Our house has all cavities insulated, insulatition including Jablite and rockwall between each floor, and all areas that can be have at least 150mm above the requirement in isulation.
    Our house is never cold, and even when the outside temp drops below freezing we do not hav heating on full, not needed.
    Today we had wndows open and back door open all day, now got heating on lowest setting on both but window still on latch in our room and I am sitting here in a tshirt warm as toast.
    I run high velocity pond pumps 24/7 my Gas and electricity bills for the past 12 months are 1580 total combined.
    Someone said "I WOULD NEED TO PUT CENTRAL HEATING IN SO WOULD EXPECT 5K OFF THE PRICE". I said are you cold, its snowing outside and I have no heating, check about, why you need central heating. ECO friedly, feck off, not if you don't need heating.

    Its a very general survey and because its a non invasive survey, the examiner cannot physically examine behind plasterboard, wall cavaties etc to confirm the existence and grade of the insulation. The only way it can be done is if the owner can produce the original receipts or photos when the insulation was being installed. My own rating was a C- even though we spend less than 1000 euro a year on ALL our heating and ALL our hot water. There are some stupid conditions presumed in the survey like e.g. the front door is always the entry/exit point of the house and if there is no porch, then the heat from the main house is exposed every time s'one enters or leaves. We never use the front door and enter through out utility room which acts as a buffer between the elements and the main house. Its silly things like this that annoy customers ( rightly so imo)

    The bloody local authority done it as a scheme offered to every home at a reduced cost, bassa's.
